One of the most popular areas in West Hollywood, is known as the Bird’s area. Though this may sound a bit unbelievable given the name of the area, this area is home to some of the most luxurious homes that are ready up for sale. The area gets its name because each street is named after some type of bird.
ASo what have some of the luxurious homes in this area sold for? One home that was over 9,000 square feet, located on Nightingale Dale was designed by European Marc Canadell, sold for about $18 million dollars. The house had five bedrooms, eight bathrooms, and a pool. The view from the house was amazing as it looked out over the entire city of Los Angeles. Other homes in the area have sold for as low as $1.5 million to as high as $12.5 million. It really depends on the view, location, size and since this is such a hugely popular area that attracts numerous stars, if someone famous lived in it.
ASo what should someone who is selling their home do to make their home sell quicker? First and foremost, emphasize the strong selling points of the home. For example, if it has an amazing view, or a custom designed indoor pool, use this to your advantage in attracting a buyer. Secondly, notice what houses around you are going for. Though, this is an insanely popular area, the housing market isn’t what it used to be. For that reason, you may want to drop the price of your house just so it will see faster. For example, hair stylist John Antin had his home on the market, while other homes were priced upwards of $3 million, he asked $1.5 million, half of what the competition was asking. Since his home is still in the same popular area, but half the price, it’s a no brainier, people are going to focus more on his home.
Given that this is a famous area, everyone wants to be able to say that they live in the Bird’s area. Which means that people who can afford houses of this size as always looking to buy in this area. This means that those who are ready to sell may find the process rarely easy, especially if the price is right, as well as the timing. However, even with that being said, the home could be on the market for a few months until you get a bite on your line. This is only because these luxurious homes are so expensive.
